Full Renovation and Addition
Introducing Three Pines on Fairway a complete design-build transformation that reimagines a dated mid-century split-level into a warm, welcoming, hotel-inspired retreat. Set along the edge of a serene golf course, this home balances two distinct influences: our client’s Texas roots and the refinement of a luxury hotel. As a hotel interior designer, she wanted to bring that same level of comfort, hospitality, and thoughtful detail to her family’s home. So we gutted this home for a full renovation and added an addition above the garage. The result is a home that feels entirely new yet deeply personal; where western warmth meets east coast refinement, all brought to life through intentional and hospitable design, precise engineering, and craftsmanship that honors both styles.

To transform the main level, removed multiple load-bearing walls, introduced new steel beams, and reconfigured the stairwell for clearer sightlines and movement. The new open-concept space feels spacious and effortless, with plenty of natural light. Guests can circulate naturally between the kitchen, dining room, living room, and four season’s room.

Our client wanted a space where she could host as effortlessly as she does in the hotels she designs—open, functional, and elevated. We expanded the footprint, introduced new structural beams, added larger windows facing the golf course, and created custom cabinetry that balances hospitality-level function with timeless architectural detail.
Once the main level opened up, we intentionally created the dining room as a stand-alone moment: dramatic, intimate, and unapologetically luxurious. With a vaulted ceiling, it had to be full color drenched to create a luxurious moody hue that changes beautifully throughout the day.

One of the home’s best new features is the large screened-in outdoor living room, complete with a fireplace and TV, perfect for entertaining or lounging with family and friends. The porch connects to the dining room with a sliding door, and to the kitchen with a window that makes for easy hosting.
The master bedroom features a hotel worthy fireplace and a contemporary tray ceiling with a modern light fixture that serves as a focal point. We added an addition over the garage to create a spacious spa like bathroom complete with a free standing tub and his and her closets.

The basement was transformed into a bright, multifunctional retreat. We opened the floor plan, added a natural-light home office with custom built-ins, created a hardworking mudroom, and built a hospitality-inspired lounge complete with a wet bar, floor-to-ceiling wine fridge, and whiskey cabinet—warm, welcoming, and crafted for effortless entertaining.
