What to Know Before Building a Custom Home

You’ve talked and planned and saved and talked some more, and you’re finally ready: it’s time to begin building the custom home of your dreams. It’s exciting to begin to see the place you’ve imagined come to life. Building a custom home allows you to create a space that is completely tailored to your wants and needs, that supports you and your loved ones, and that tells the story of your family. 

It’s also a big project. There are a lot of decisions that need to be made, a variety of moving parts, and so many things that need to come together that it can be overwhelming. Decide on Your Priorities

You’ve probably thought a lot about what you want in a custom home. Now is the time to start organizing your dreams into two lists: must-haves and nice-to-haves. Think about the non-negotiables, based on your lifestyle, your family’s needs, and what you really want your new home to have. Examples might include

  • enough bedrooms for your kids to spread out
  • a private home office if you work from home
  • a large kitchen that serves as a gathering place if you love to entertain
  • a great outdoor living space to support spending time with family and friends
  • a spa-like primary bathroom to help you relax at the end of a stressful day

Talk to your family and see what’s most important to them, too. And get specific where you can. Maybe your large kitchen really needs to include a bespoke kitchen island with a charging station and enough seating that your family can eat dinner there. Maybe your primary bathroom should include a soaker tub and a smart shower that automatically turns on to the temperature you want.

After you’ve put your list of must-haves together, you can start your second list of things you’d really love to have, but they’re not your top priority. You’ll end up including as many of those in your design and plans as possible—but knowing that they’re not the most important things will help you make decisions you’re happy with.

Find the Right Team

The right contractor, designer, project manager, and construction team will make all the difference. Not only will a good team make the process smoother, less stressful, and more enjoyable, but—even more importantly—a good team will give you a good product: a home built with care and excellence, that will serve you and your family for many years to come.

 

So how do you find the right construction team? If you don’t know where to start, try doing an internet search for custom home builders in your area (DC Custom Home Builders, or Maryland Custom Home Builders, for example). Or talk to people you know who have used a particular home builder and been pleased with the result. Read builders’ websites and look for ones that highlight things that are important to you. 

 

Meet with potential builders and designers in person and ask questions. See how they run their businesses and what impression you get. Choose someone who is happy to answer your questions and gets back to you in a reasonable amount of time. Ask them about how they manage a project, how they keep you up-to-date, what type of estimate they give you, and how they handle unexpected issues that may arise. And go with your gut; you need to be comfortable with your team.

Have Realistic Ideas About Budgets and Time Frames

Building a custom home is a big commitment and you want to be as well prepared financially as you can be. Before you get started, talk to your contractor about what you should expect your home to cost. It’s always a good idea to put some money—at least 10-20% of your budget—aside as a contingency fund for unexpected issues or even upgrades you hadn’t planned on.

Remember that building a custom home can take between 10 and 16 months, depending on the complexity and size of the project, what the site is like, how quickly you make decisions, the availability of materials and labor, the weather, permitting, and more. But this is a process you don’t want to rush. Even though it feels like it’s taking a long time, before you know it, you’ll be living in your dream home, and it will be worth the wait.

Focus on Design

This will ensure that the rooms are both functional and aesthetically pleasing. Think about traffic flow, the purpose of each room, and what you want every space to feel like. Your designer can help you consider focal points, proportion, scale, and balance. Incorporate some flexibility into the design to ensure that your home will continue to serve your family in the future. With careful planning and forethought, you can create a space that perfectly suits your lifestyle and needs.

Remember Outdoor Living

The best homes have great outdoor living spaces that fit perfectly into the home’s design. Whether you want an outdoor kitchen, an in-ground pool, a screened-in porch, or all of the above, outdoor spaces raise your home’s value, make entertaining easy and fun, and give your home relaxing resort vibes. Don’t let your outdoor living spaces be an afterthought. Instead, integrate them into your home’s design for a seamless indoor-to-outdoor experience.

 

Some ideas to consider include

 

  • water features (pools, hot tubs, fountains)

  • a fireplace or fire pit

  • seating areas, including places to eat

  • a roof or other shade covering
