Living near the beach would be a dream come true for many, and for good reason. The sun, the surf, the sand between your toes, the slow and casual vibe–it sounds like a perfect way of life. If you’re considering renovating a coastal home or building one from the ground up, there are a lot of factors to consider. And we’re here to help! Let’s walk through the essentials so your beach house is beautiful, perfect for you, and built to last.
Coastal areas often have extra rules and regulations about what you can and can’t do. For example, your home’s distance from the water and its flood zone designation may dictate what the structure’s foundation will be like. It may need to be built on pilings, piers, or stilts with an open foundation to allow water to flow around it. Elevating the home and things like the HVAC and plumbing systems above the base flood elevation (BFE) will keep your house from being damaged.
Permits and regulations for homes built near the coast can be tricky to navigate, but a good builder will be able to help you. Just remember that it’s smart to learn what you can and can’t do before you fall in love with an idea that may not work out for your zone.
The elements at the coast–the wind, sun, sand, and salt–can be hard on a home. If you don’t choose materials that can stand up to coastal weather, you’ll end up facing corrosion and fading. Your builder can help guide these choices, but here are some basics to consider:
The outside of your coastal home sets the tone for the relaxed feel of life at the beach. You need it to look great, to be protected from the elements, and to give you great outdoor living spaces.
Your exterior siding needs to be able to hold up to the unique demands of the seaside environment–that means withstanding hot sun, wind, salt, and rain. Fiber cement siding is an excellent choice and gives you several options for design:
Shake style is a classic look for beach houses, but the traditional cedar isn’t a great choice in the sun and salt. If you love the look, fiber cement shake is a great choice that holds up well.
Vertical grooved panels give a contemporary and unique look while keeping the clean and simple lines that make a beach house shine.
Wood-grain lap is the traditional look for a coastal home, and it’s a classic for a reason. Welcoming and homey, fiber cement board with subtle wood grain patterns looks great and will last.
Choose paint colors that give a nod to the surrounding area. Breezy neutrals like soft blues, gentle whites, sandy beiges, or light grays look great at the beach and complement the surrounding landscape. High-quality exterior-grade acrylic latex paint is a good choice–it’s flexible, UV-resistant, and durable.
Life outside is what coastal living is all about. Whether you’re renovating your beach house or building it from the ground up, you’ll be glad for every minute you spend planning the outdoor spaces. It’s worth investing in high-quality, weather-resistant materials like composite decking or durable pressure-treated wood. Your builder will be able to help you choose materials that will last.
Porches and decks are a great way to open the home and blur the lines between inside and outside. Elevated decks can offer a view and catch the breeze. Patios and porches can be more casual and draw you and your loved ones out for a morning coffee or an evening meal. Prioritize comfortable seating, atmospheric lighting, and a focal point like a fire pit.
An outdoor kitchen is a must–include a grill, griddle, or pizza oven, space to prep and serve food, and a sink for easy clean-up. Make sure to provide shade in the form of a porch roof, sun shade, or pergola so your guests can find relief from the sun when it’s hot out.
To make beach days easier, add an outdoor shower and easily accessible storage for beach gear. This will help keep the sand outside where it belongs.
Lean into plants that thrive in salty air and sandy soil. Ornamental grasses, native shrubs, and other drought-resistant, low-maintenance options will keep your yard looking lush without constant upkeep. Use granite, slate, crushed gravel, or permeable pavers to make pathways from one part of the outdoor space to another, and sprinkle low lights along the path for a warm glow.
The goal is a comfortable coastal home that doesn’t scream “tacky beach house!” Lean into the coastal style without overdoing it. Focus on simplicity, natural materials, gentle colors, and breezy textures.
Embrace natural light and maximize it by adding large windows wherever you can. Consider incorporating skylights as well. Use sheer or linen curtains, or bamboo roller shades on the windows for privacy that also adds texture.
Use a neutral color palette that connects to the landscape outside. Light grays, soft beiges, warm whites, and calming blues and greens are best for a casual and relaxing atmosphere.
Natural textures like wood, woven fabrics, rattan, and stone enhance the coastal vibe. Bring them in wherever possible (flooring, countertops, rugs, soft furnishing, etc).
Speaking of flooring, you need to choose materials that can withstand sand and moisture while still feeling good under bare feet. Some good options include LVP and LVT, ceramic or porcelain tile, or natural stone like slate or travertine.
Your beach home’s layout should be open and casual, with plenty of spaces for loved ones to gather, and options for when they need some downtime. Include a big kitchen with seating at the island, a living room that can hold several couches or a large sectional, and quiet corners where people can cozy up with a book or hot drink on rainy days.
Building or renovating a coastal beach home is all about designing a home for a beach lifestyle. Think big windows and outdoor living spaces, breezy layouts with space to gather with loved ones, materials that can withstand–and enhance–the environment, and outdoor living that makes people never want to leave.
